Why Epoxy Floors Peel, Bubble or Delaminate — and How to Fix It Epoxy flooring is one of the most durable surface systems available — but when it fails, it fails visibly. Peeling edges, bubbling patches, and delaminating sheets are frustrating, especially after the time and cost of installation. The good news is that most epoxy flooring failures can be prevented with the right surface preparation, product selection and application process — and many failed floors can be repaired if the underlying cause is addressed first. Here's what causes them and what you can do about it. 1. Poor Surface Preparation This is the number one cause of epoxy failure — by a wide margin. Epoxy coatings rely heavily on a properly prepared concrete surface to achieve strong mechanical adhesion, with the coating penetrating and gripping the prepared surface profile. If the surface has: Existing sealers, paint, or coatings Oil, grease, or chemical contamination Laitance (the weak, dusty top layer of concrete) Smooth, unprofiled concrete (e.g. power-trowelled slabs) …the epoxy has nothing to grip. It may look fine initially, then peel within weeks or months as foot traffic or thermal movement stresses the bond. The fix: Always mechanically prepare concrete — diamond grinding or shot blasting is the gold standard. Acid etching alone may not provide the consistent surface profile required for many high-build epoxy systems. Test for contamination with a water droplet: if it beads, the surface needs degreasing first. 2. Moisture in the Concrete Moisture is epoxy's silent enemy. Concrete is porous and can hold significant moisture — especially in: New slabs (under 28 days cure) Slabs with no vapour barrier beneath Areas with rising damp or groundwater When moisture vapour moves through the slab after coating, it can create pressure beneath the coating and contribute to blistering, bubbling, loss of adhesion and eventual delamination. The fix: Conduct an appropriate moisture assessment before coating, particularly on new slabs or slabs with a history of moisture problems. Follow the coating manufacturer's TDS for the acceptable moisture level and recommended test method. For slabs with known moisture issues, use a moisture-tolerant primer or a dedicated moisture barrier system before applying your epoxy topcoat. 3. Application in Wrong Conditions Temperature and humidity matter more than most DIYers realise. Too cold: Epoxy cures slowly and may not reach full hardness, leaving a soft, peel-prone film Too hot: Epoxy can skin over before it penetrates the surface, trapping air and causing bubbles High humidity: Can cause amine blush — a waxy, greasy surface layer that prevents inter-coat adhesion The fix: Apply epoxy within the temperature, humidity and dew-point conditions specified in the product's TDS. As a general rule, avoid coating when the substrate is too cold, excessively hot or approaching the dew point. 4. Incorrect Mixing Ratios Two-part epoxy systems require precise mixing of resin (Part A) and hardener (Part B). An incorrect mix ratio can prevent the epoxy from curing and cross-linking as intended, resulting in a soft, tacky, weak or brittle coating. The fix: Always mix by the ratio specified on the TDS (by weight or volume). Use calibrated measuring equipment. Mix thoroughly for the full recommended time, scraping the sides and bottom of the container. 5. Applying Over a Contaminated or Incompatible Previous Coat If you're recoating an existing epoxy floor, the window matters. Many epoxy systems have a specified recoat window — apply the next coat too late and the layers won't chemically bond. Apply over a contaminated surface and you'll get delamination between coats rather than between epoxy and concrete. The fix: Follow the recoat window specified in the TDS. If the maximum recoat window has passed, mechanically abrade the surface as specified by the manufacturer before applying the next coat. Always clean between coats to remove dust, oil, or foot traffic contamination. 6. Using the Wrong Product for the Environment Not all epoxies are equal. A light-duty garage floor coating won't hold up in a commercial kitchen or a forklift-trafficked warehouse. Thermal cycling, chemical exposure, and heavy impact can all cause premature failure if the product isn't rated for the environment. The fix: Match the product to the use case. For heavy industrial environments, consider a system specifically rated for the expected traffic, chemical exposure and environmental conditions. Depending on the system, this may include a high-build epoxy, polyurethane or other compatible protective topcoat. For wet areas, use a system with appropriate slip resistance and moisture tolerance. How to Fix an Already-Failed Epoxy Floor If your floor is already peeling or delaminating, here's the process: Remove all failed coating — mechanically remove loose, peeling or delaminated material until you reach sound, well-bonded coating or bare, sound concrete. Don't coat over loose material. Identify and address the root cause — moisture, contamination, or prep failure. Fix the underlying issue first. Re-prepare the surface — mechanically abrade or diamond-grind the exposed substrate to achieve the surface profile required by the new coating system. Apply a suitable primer — especially important if moisture was the issue. Recoat with the correct system — follow the TDS for mixing, application, and recoat windows. Skipping any of these steps will result in the same failure repeating. Prevention Is Always Cheaper Than Repair The cost of proper surface preparation — grinding equipment, moisture testing, quality primer — is a fraction of the cost of stripping and recoating a failed floor.
